Everything below actually exists, and everything connects. A tenant added on one screen becomes an invoice automatically. An expense logged against a property becomes a line on an owner's statement without a second entry.

Most property management tools are really one feature with a dashboard bolted on. RentInPro is built the other way round: billing, payments, owner reporting, and expenses all read from the same records, so a number on your dashboard always matches the invoice or payment behind it.

Property and unit management

Add a property once: its location, amenities, and how utilities work there. Decide whether water, electricity, and garbage are billed separately, included in rent, or provided free, per property, and that rule applies automatically to every invoice generated afterward. Nothing to re-enter, month after month.

Units can be added one at a time, each with its own type, rent, and deposit, or created in a numbered batch when a whole block comes online at once: ten bedsitters in ten seconds, not ten separate forms.

Service 02

Automated tenant billing

The moment a tenant is assigned to a unit, their first invoice already exists: rent, deposit, and any applicable utility charges included, due immediately. There is no separate step to remember, and nothing gets billed a week later from memory.

From there, generating monthly invoices for every active tenancy is one action. A balance a tenant didn't clear carries forward to the next invoice on its own, and if a late-payment penalty has been agreed for that property, it applies only once the actual grace period has passed, not the moment rent is a day late.

Service 03

Payments and receipts

Record a payment against any invoice by searching a tenant's name, unit, or phone number, not by scrolling a long list to find them. Partial payments are handled properly: the balance remaining is recalculated from the actual sum of payments made, so figures never quietly drift.

Every payment generates a numbered PDF receipt, and that receipt shows the complete payment history for the invoice it belongs to, not only the amount just paid, so a tenant, and you, can see exactly where a balance stands without having to ask.

Property owners and agent commission

Managing property on behalf of someone else? Record who they are and which properties belong to them. Set an agreed management fee, a percentage of rent collected or a flat monthly amount, and it's calculated automatically, every month, per property, with no spreadsheet running alongside the system to keep it honest.

Owners get more than a phone call. A downloadable report covers a single property or a whole portfolio: rent expected against rent collected, outstanding tenant balances, expenses, and your fee, laid out clearly enough to hand over as it is.

Expense and maintenance tracking

Log a repair or maintenance cost against the property it happened on, with a category, a description, and an amount. Mark it billable to the owner, and it's added straight to that owner's charge for the month: no separate invoice to draft, no total to recalculate by hand.

Several costs across a property, or several owners with overlapping repairs, stay untangled. Each expense belongs to exactly one property and rolls up into exactly one owner's monthly statement.

Dashboards and reporting

Occupancy, revenue trends, payment method mix, and invoice status, at a glance, current figures rather than a snapshot from whenever someone last updated a sheet. Every property also has its own summary: units, rent expected against rent collected, outstanding tenant balances, expenses, and agent fee, all on one page.

None of it requires exporting data elsewhere first. The numbers on the dashboard are the same ones behind every invoice and payment in the system, not a separate reporting layer that can drift out of sync with reality.
